Frequently Asked Questions

Q1. Which parts of the country do you cover?
A. We focus on Sussex and Kent, as we are based in this area , but we are also interested in South Wales and Bristol / Somerset / GLoucester, however we are not limited to these areas

Q2. I need to sell, but I do not live in those areas. Can you still help?
A. Usually yes. We may still be interested, otherwise we have a strong network of contacts around the country and one of them who is closer to you may be able to help you. Please send us your details, and we will pass them on to the relevant people. You will not be charged anything for this kind of referral and a solution tends to be found suiting what you really need.

Q3 How quickly can you look at my property ? Is there a charge?
A. We can usually view your property within 24 - 48 hours or whenever is most convenient for you & there is no charge. Our visit is 100% free and there is no formal obligation or signing of any documentation. It's an informal meeting to gain a clear appreciation of your situation, which will allow us to help you or see how we can give you what you need.

Q4. How soon can I get my money?
A. The money can be in your account within 7 to 28 working days OR we can exchange within 1-2  weeks and allow you move out whenever suits you. We try to work with you to meet your deadlines.

Q5. I need to release funds from my house, but really don't want to move. Can I rent the property back?
A. Yes. In most cases this is possible - and we are happy to discuss this option with you.  Quite often the rent will be less that your current mortgage. If you are currently out of work and your house is being repossessed you may well be able to claim  'Housing Benefit' to help pay your rent.

Q6. How much will it cost me to sell to you?
A. Nothing. We are NOT estate agents and don't charge a fee. This could result in a saving to you of £1000's and weeks of delay. We'll even pay your solicitors bill in some cases!

Q7. My home is being threatened by repossession can you help?
A. Yes. We can prevent your property being repossessed and so allow you to continue living in your home. Your neighbours won't know anything has changed. We can even give you the option to buy it back in 2 to 5 years time at a pre-agreed price.

Q8. Will I need a solicitor?
A. Yes you will need a solicitor to handle the legal side of the sale for you. You can use your own or to speed things up we can recommend one for you

Q9. What about my legal fees?
A. We will pay up to £500 towards your legal fees. This it can be discussed when we visit you.

Q10. Will you consider any property?
A. Yes. Any property, in any condition, will be considered. We see properties in need of work everyday.

Q11. My property is in a poor condition and needs a lot of work, is this a problem?
A. No. We see properties in poor condition everyday. This is common from unhappy Landlords.

Q12. What if I own a flat, with only a short lease remaining?
A. It is still worth contacting us, we may still consider making a sensible offer.

Q13. Will my neighbours find out about my situation?
A. No. The sale will be totally confidential, we do not put up "For Sale" or "Sold" signs or put anything in the local newspapers.

Q14. My property is tenanted; do you buy properties with tenants in?
A. Yes. We will buy your property and keep your tenants on.

Q15. Do you buy land?
A. No. We do no usually buy land. However if it already has planning permission, please talk to us about it - we may be able to help

Q16. Will my estate agent mind me selling to you?
A. Probably. They will be missing out on their 1.5%-2.5% commission! There is no reason why you need to pay an estate agent for NOT selling your house? (You should check the exact terms of any agreements you have signed).

Q17. I know someone who wants a fast sale, should I tell you?
A. Yes, and if you do you could earn yourself a 'Finders Fee' of between £500 to £1000 if we end up buying the property.

Q18. I'm in no hurry to sell my house and I want to get the best possible price, should I call you?
A. No. As you will be looking for above market value. We tend to offer a guaranteed quick sale, for this we expect a 5% profit, excluding our costs.
